Post-construction cleaning is one of the last activities on a commercial construction schedule — and one of the most consequential. Choosing the right cleaning contractor early, and understanding what a proper scope of work looks like, protects your schedule and your reputation.
The Three Phases of Post-Construction Cleaning
Phase 1 — Rough Clean: Happens during active construction after mechanical, electrical, and plumbing rough-in are complete, before drywall finish and flooring installation. Removes construction debris and accumulation that would otherwise be trapped under finish surfaces.
Phase 2 — Final Clean: Occurs after all trades have completed their work, in punch list phase. Includes removal of all protective coverings, detail cleaning of all interior surfaces, floor cleaning appropriate to each surface type, window cleaning, fixture cleaning, and removal of all construction debris from the site.
Phase 3 — Touch-Up Clean: A light final pass performed 24 to 72 hours before the owner walkthrough or move-in. Addresses dust that settles after the final clean and surfaces disturbed during punch list work.
What to Look For in a Vendor
Commercial construction experience: Post-construction cleaning for a 50,000-square-foot Class A office build-out is fundamentally different from residential cleaning. The vendor needs to understand construction sequencing, how to work around active punch list trades, and how to handle specialty materials like architectural glass, exposed concrete, and high-end millwork.
Insurance and licensing: Require general liability insurance ($1–2 million per occurrence for commercial projects), workers’ compensation covering all workers, and a named insured endorsement adding the general contractor and owner to the policy.
Detailed scope of work: The scope should specify which phases are included, what surfaces are covered, what is explicitly excluded, and how punch list items and additional walk-throughs are handled. Vague language like “full post-construction cleaning” without line-item detail is a red flag.
